Utilising your furniture and furnishings, Debra will arrange a Stylist to come to your home (at Debra’s cost) to assist with arrangement and preparation prior to photography. In some cases this is like turning night into day as the result can achieve a quicker and higher sale price for your home. You will have photographs which look as though they have stepped from the pages of Home Beautiful!

Listing Phase

When you list your property for sale with Debra, she will give it her all! Debra will support you through:

  • Working on the method of sale which can include auction, tender and private treaty.
  • Developing an individual marketing plan.
  • Arranging the marketing costs to fit in with your budget.
  • At time of listing, working together on a communication schedule.

Marketing Phase

Debra will develop an individual marketing plan for your property. Debra will support you through:

  • working with a professional photographer who is able to include photographs, floorplans, aerial shots, videography.
  • At times when a property is vacant Debra has also utilised virtual furniture. This gives prospective buyers an appreciation of how the property could look.
  • Debra uses the main real estate online portals and several secondary portals to garner a wider buyer base.
  • Using her data base of buyers who may have recently missed a property similar to yours Debra is able to contact directly.
  • Utilising social media to direct target potential buyers.

FREQUENTLY ASKED QUESTIONS

That’s okay as Debra will introduce my stylist (at Debra’s cost) to work through your home and give you an idea of what needs to be done. Debra also has a team of maintenance people for you to choose from and engage to prepare your home for market.

I work on the industry standard fee of between 2.25 and 2.5% including GST.

This can be organised through a third party called Campaign Pay who will provide you with credit for your marketing with the account being cleared on settlement.

As soon as the listing paperwork has been signed Debra can get straight to work for you. It usually takes a week from signing of paperwork followed by photography and uploading to online portals to launch a property. In this time Debra will have been very busy with your marketing program and contacting her exclusive data base for prospective buyers.
